The interior is laid out as follows:
- SLEEPING AREA with a double bed, a fold-out single bed (suitable only for children), a dining table, a TV, and a closet;
- KITCHEN with induction cooktop, microwave, refrigerator, freezer, electric kettle, moka pot, wine glasses, and various kitchen utensils;
- BATHROOM with shower stall, bidet, toilet, and sink.
ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, split-system air conditioning in the sleeping area, heating, washing machine, clothesline, hair dryer, coat rack, iron, and ironing board.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).
Summer: The average air temperature must not be lower than 26°C for all types of buildings.
Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.
Modena Climate Zone E: 14 hours per day from October 15 to April 15.
N.B. Completing the registration and paying the tourist tax is MANDATORY in order to receive instructions and gain access to the apartment
Theapartment has a self-check-in system, so you’ll be able to gain access to the apartment on your own using the personal code we’ll provide a few days before your arrival.
