Kindly note that this is a personal home, so please take good care of it as if it were your own. Getting into the heart of Edinburgh is a breeze.
The tram extension and local bus routes are just a short walk away, whisking you straight to Princes Street, the Royal Mile, and Edinburgh Castle in about 15–20 minutes.
If you enjoy walking, the scenic Water of Leith Walkway offers a gorgeous, leafy route through the city.
Free on-street parking is also widely available around the park. This property is a self-check-in property.
You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.). Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.
Local authorities may also be present (if required). Step past our iconic red front door into a warm, light-filled haven.
Our lovely guest rooms are designed to be your peaceful home away from home, combining traditional architecture with relaxing interiors.
Whether you are relaxing in bed with a hot cup of tea or catching up on your favourite shows, we have taken care of every detail—including high-speed Wi-Fi and fresh towels—to ensure your stay is completely stress-free. A gorgeous en-suite double room tucked under cozy eaves.

We had a great stay! Check-in went smoothly, the team was always reachable and always responded quickly. The room was cosy and you immediately feel comfortable. There are some bars nearby, and the old town is about a 40-minute walk away. Overall a very nice stay – gladly again!

Amazing service! We bumped into the manager and she was very friendly (and she even left some flowers in our room). Communication was excellent throughout. Great location and very, very clean. Thank you!

: The room is clean and tidy. The location is good, just a few steps to the bus stop where you can get a bus to the city centre or you can take 30 minutes walk.
