On the ground floor, several large living areas include a living room opening onto a balcony with a dining area, a fully equipped semi-open kitchen with appliances, and a large dining room with floor-to-ceiling windows and a table seating up to 10 people.
In addition, the house offers an entrance hall with a wardrobe for bags, shoes, and coats, as well as a bedroom with a double bed, a desk area, and an en-suite shower room.
The marble staircase leads to a spacious landing with a built-in wardrobe.
From there, three bedrooms and a bathroom are provided.
The first bedroom with a double bed (160x190) has its own private bathroom and dressing area.
The second, very large bedroom offers two single children's beds and plenty of toys.
The last bedroom is equipped with a single bed and a double sofa bed (a cot with all necessary equipment can also be provided if needed).
The bathroom shared by the last two bedrooms has a shower, a bathtub, and two sinks.
All rooms are equipped with heating, air conditioning, and motorised shutters (electric or solar).
For stays during colder weather, a pellet stove is located in the living room for cosy and comforting moments.
The house is suitable for children of all ages with safety gates, outlet covers, corner protectors, a changing table, a baby monitor, a high chair, and toys for children aged 0 to 10. For work needs, the ground floor bedroom is very quiet as it is separate from the living areas and has a desk with a high-speed Wi-Fi connection.
Finally, numerous board games are available for both young and old!
Outdoors
Access to the house is via the pleasant, flower-filled courtyard, which is beautiful from spring onwards.
It also provides direct access to the garden, which features a trampoline, outdoor play equipment for children, and a dining area with a barbecue under a two-hundred-year-old linden tree.

Between Toulouse and Bordeaux, a stone's throw from the Canal du Midi, ideal for walking or cycling, and close to Agen city centre as well as the Walligator and Aqualand water parks, this large family home with 4 bedrooms and 3 bathrooms features a garden and balcony, numerous amenities, and is located in a quiet residential area.
