Main floor (garden level): - 150 m² panoramic terrace, furnished and equipped with a plancha. - Large 80 m² living room including : - Fully equipped open-plan kitchen (oven, microwave, hob, coffee machine, kettle, toaster, raclette machine, etc.). - 20 m² dining room with lake view. - 35 m² lounge with lake view, TV area and open fireplace. - Separate WC. Upper floor: - Bedroom 2: two single beds (90x200 cm) that can be joined together, south-facing. - Bedroom 3: queen-size bed (160x200 cm), south-facing. - Master suite: queen-size bed (160x200 cm), private bathroom with shower and double washbasin, 7 m² terrace with splendid lake views. - Separate bathroom with washbasin and shower. - Separate WC. - Office area. Activities : Go hiking at Semnoz, cycle along the shores of the lake, experience thrills with water activities (wakeboarding, private outings...), explore the local heritage on cultural visits (Lake Annecy Ecomuseum...), take to the skies on a paragliding adventure and stroll through Annecy's old town.

Transport : - The regular SIBRA bus lines Y51 and 15, with a stop located 4 minutes away by car (Croix de Filly), make it easy to reach Annecy city centre (around 20 minutes) as well as the nearby beaches (5 to 15 minutes). - Geneva international airport can be reached in around 55 minutes by car. Buses and private shuttles also run between Geneva and Annecy.
For greater comfort, we recommend that you use taxis or VTC services. - If you choose to come by car, there are several parking spaces in front of the house.
