Bixley Manor in Norfolk sleeps 20 family and friends happy to swim in the pool (open from April to October) , hang out in the hot tub, load the logburners and snuggle up for Netflix nights in a high-ceilinged haven of privacy and luxury. Guests will have access to the house garden at the back and lawns to the front.
There is a pond within the grounds which is fenced, however please supervise children at all times.
Norfolk School of gardening sits on the right perimeter of the lawn, their garden is not accessible to guests. Parking for 10 cars available. We partner with TRUVI to carry out secure guest ID verification, helping to ensure a safe and trusted stay for all parties.
Once you have completed verification with TRUVI, your stay will be protected by Guest Guarantee and you'll benefit from an accidental damage cover. Quiet hours, 10pm to 9am. Bixley Manor sits in its own grounds, but we do have neighbours right on the garden boundary, and they're used to a genuinely peaceful spot.
Sound carries further here than you'd expect.
From 10pm please move the party indoors, or keep voices low if you're still outside.
The hot tub and terrace are wonderful late at night and you're very welcome to use them, we just ask that you keep it to a murmur. Music.
Please don't take speakers, radios or any other source of music outside the house at any time, and please don't turn up music indoors so that it can be heard outside.
Inside the house, keep the volume low enough that it doesn't travel beyond the walls. Arrivals and departures.
If you're expecting deliveries or booking taxis, please give them clear directions in advance so they're not circling the lane late at night or early in the morning. No parties or events.
Bixley Manor is a house for families and friends, not an events venue.
We can't accept stag or hen groups, or any celebration involving amplified music, live music, or additional visitors beyond the booked party.
If you'd like to bring in a private chef or caterer for a dinner, do ask us first, we'll almost always say yes. The swimming pool is open from April to October.
Please bring your own towels for pool and hot tub use, and read the safety information provided before you use either. The BBQ is also available April to October only, unless agreed in advance. Bedrooms nine and ten are accessed via a steep staircase. Three dogs are welcome at £50 per dog, and a pet policy is in place. Quiet hours: 23:00 to 07:00. Pets: Allowed.
