We would like to inform you about an important regulation mandated by the Greek government. From April to October, all guests are required by law to pay an Environmental Fee. This fee cannot be included in the booking price and must be collected separately before arrival, as stipulated by the Greek authorities.
The fee is:
€8 per night for apartments
€15 per night for villas
Please note:
This amount is not a charge from us, and we do not profit from it in any way.
Once we collect this fee, we pay it in full directly to the government as a tax.
Unfortunately, we are not allowed to waive, reduce, or absorb this fee, no matter the circumstances.
Payment is required before check-in, as per Greek law.
We completely understand this might be frustrating, and we sincerely wish we could make it easier for you. However, we are legally obligated to comply, and without this payment, check-in is not permitted.

There is an inside back yard that belongs in your flat, where you can use the table, work or drink your coffe. Just behind you can see the professional washing machine and dryer that you can use.
If you want the fastest and most comfortable trip, choose a taxi or FreeNow – you’ll arrive directly at 33 Tsamadou Street (Exarchia) in about 30–45 minutes.
If you prefer a more economical but still fairly quick option, the metro plus some walking is an excellent choice (about 50–60 minutes in total).
For the cheapest option, despite taking a bit longer, the X95 bus is reliable and operates 24 hours.
Take metro line 3 from the airport and get off at either Ambelokipi or Syntagma station, then take a taxi (5 minutes).

•Exarcheia is considered one of the most artistic neighborhoods in Athens. You can surely stay as a local and have a walk around the center.
•Everything is located within a few minutes’ walk: The biggest park of Athens, lots of cafes, restaurants, theatres, groceries, pharmacies, bakeries, convenient stores, super markets, boutiques, hair salons, you name it, it is nearby! I can suggest you great restaurants with a lot of character, just 5 minutes on foot from the house. 3 of them are called "ama laxei" , "avli" and "atitamos". "Exostrefis" is also great, in the top of the hill, 5minutes on foot.
• The National Archeological museum is just 5 minutes on foot and the park also, which you should definately visit.
•Kolonaki region, which is the Mayfair of Athens, with its small boutiques and luxurious shops is also less than 1km away.
• Acropolis is just 2,8 km away.
•The French Institut (Institut Francais) is ~200m away
•Lycabetus hill 10 minutes on foot
- Strefi hill just around the corner
If you happen to see many police men in the square of exarchia, its because there is going to be a metro station and some of the neighbours, are against it.
