1ST FLOOR
Spacious entrance opening directly onto three bedrooms, each equipped with a dressing room, bathroom and toilet.

- Bedroom 1 "Semnoz": two single beds (90x200 cm) that can be joined to create a King size bed, with en-suite bathroom, toilet and garden views.

- Bedroom 2 "Mont Veyrier": Master suite - King size bed (200x200 cm), private balcony, en-suite bathroom with luxury bath with lake views, work space, dressing room, shower and separate toilet.

- Bedroom 3: "Bluffy" two single beds (90x200 cm) that can be joined to create a king size bed, en-suite bathroom, luxury dressing room, private balcony with lake views.


2ND FLOOR
A staircase will lead you to a vast living space under a magnificent roof structure comprising a lounge with wood-burning fireplace, a dining or meeting table, a kitchen area offering spectacular views of the lake and the town of Annecy.


- Kitchen area equipped with microwave, dishwasher, sink and fridge, but not intended for food preparation.


- Guest toilet.


- Bedroom 4: "Col de Lechaux": a Queen size bed (160x200 cm) with en-suite bathroom, offering a magnificent view of the lake.

This room has a mezzanine with a 140x200cm bed and a 90X200cm bed as well as a sitting area.

The south terrace offers a large table for your outdoor meals, with a stunning view of the lake.


The south-east terrace has garden furniture, a dining table, as well as a gas barbecue and a charcoal barbecue (Green Egg), with direct access to the kitchen.


The south-west terrace, already equipped with a jacuzzi, will house a heated swimming pool and sauna from mid-June 2025.

These three terraces offer direct access to the Villa and an exceptional view of Lake Annecy.

In the winter season, the superb resorts of La Clusaz and Le Grand-Bornand are just 30 minutes away.

Annecy train station is 20 minutes away, or Geneva airport in Switzerland is 45 minutes or Lyon airport is 1 hour 30 minutes away.


Annecy Location Prestige offers an exceptional setting for a variety of events: small private events, photo shoots, film and advertising shoots, music recordings, seminars, wellness retreats, day meetings and corporate seminars.


The adjacent 617m2 Vila "Villa Joséphine", with a 340m2 pool house equipped with hammam, sauna, jacuzzi and 12-metre heated indoor pool can also be rented for 14 to 16 people.


The entire estate, "Domaine Bonaparte" can accommodate up to 26 people.

Travellers' access

The Domaine Bonaparte comprises two villas: the Villa Joséphine and the Villa Savoie.


When you book the Villa Savoie, you enter the property through the large gate, then head towards the first villa. The outdoor swimming pool, sauna and jacuzzi are private and not shared.


Only the main driveway and car park are shared. Three parking spaces will be allocated for your stay.

Rules to observe
Respect for the property and neighbours 🏡 : Please respect the tranquillity of the site and the surrounding area. Please avoid excessive noise and behaviour that disturbs the neighbourhood.


No parties or events 🚫🎉 : To preserve the quiet and pleasant atmosphere of the neighbourhood, we do not allow unauthorised parties or events.


No smoking 🚭 : Smoking inside the villa is strictly prohibited. You may smoke outside, but please dispose of butts properly.


Pets 🐶 : We welcome dogs (maximum 1, please contact us for details) at no extra charge. However, if any damage or lack of cleanliness is noted after your departure, a reinstatement fee may apply. As the estate is not fenced, please keep pets under control and respect the tranquillity of neighbouring properties. Dogs are not allowed in the swimming pool.


Services included in your stay
Linen 🛏️ : Beds will be made on your arrival, depending on the number of registered participants and your specific requests.


Bathrooms 🚿 : You will find towels (1 bath sheet, 1 towel, bath mat, bathrobe, slippers and 1 pool towel), welcome products, a hairdryer and a box of tissues.


Kitchen 🍽️ : The kitchens are equipped with tea towels and welcome products.

On request, we can organise your arrival shopping.


Linen change 🔄 : A change of sheets is available at an additional cost of €25 per bed.


Cleaning service 🧹 : Additional cleaning is available at €45 per hour, or at a flat rate if you require regular cleaning.

For stays of more than a week and at least 15 days, a compulsory refresh cleaning included in your stay will be carried out. This cleaning includes refreshing the bathrooms, kitchen and living area floors. However, if the villa is found to be very dirty, additional charges may be applied at a rate of 46€/hour for extra cleaning hours.


Baby equipment 👶: A baby cot, high chair, bathtub, changing mat, bibs and baby crockery can be provided free of charge. A supplement may be applied depending on the quantity requested.


Security deposit 💳
A €3000 security deposit will be managed by Airbnb.
