Spacious villa of about 200 square meters, able to accommodate up to 11 people, located on the ground floor of a building with independent entrance and WITHOUT elevator (stairs to access it).
The property is located in a quiet area in the heart of the center of Viareggio, about 20 minutes walk from the beaches and 13 minutes by public transport from the center of Viareggio.
The accommodation consists of two living rooms, two kitchenettes, three bedrooms, three bathrooms and four balconies.
The internal space
The villa with independent entrance is located on the ground floor of a building WITHOUT elevator (stairs to access it).
ATTENTION. The accommodation is connected by an internal staircase (pay more attention if you are traveling with small children).

- KITCHENETTE with gas hob, moka, dishwasher, kitchen utensils and wine glasses;
- TWO STORAGE ROOMS.

- DINING AREA with dining table and fridge with freezer;
- KITCHENETTE with gas hob, moka, dishwasher, washing machine, oven, toaster, kitchen utensils, wine glasses and access to the balcony I;
- BALCONY I (accessible ONLY from the kitchenette) with table, chairs and a deckchair;
- BATHROOM with sink, bidet and toilet;
- PRIVATE OUTDOOR PATIO where you can move the dining table with chairs.
FIRST FLOOR
- BEDROOM I (master) with double bed, chest of drawers, walk-in closet, TV, split A/C and access to the balcony;
- BALCONY II (accessible ONLY from the walk-in closet of the master bedroom);
- BEDROOM II with double bed, wardrobe, split A/C and access to the balcony;
- BALCONY III (accessible ONLY from bedroom II);
- BEDROOM III with single bed, chest of drawers and split A/C;
- BATHROOM I with sink, bidet, toilet, whirlpool tub and access to the balcony;
- BALCONY IV (accessible ONLY from the bathroom with the whirlpool tub);

We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Viareggio Climatic Zone D: 11 hours a day from November 8th to April 7th.
Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

Among the points of interest of the city, it is worth mentioning the Lungomare or Passeggiata Margherita with its succession of buildings in Art Nouveau style, Villa Argentina and Villa Paolina, the Church of San Paolino and the Church of Sant'Andrea, the Citadel and the Carnival Museum and the Matilde Tower, the oldest building in the city, dating back to the '500.

From here, you need to take bus no. E26 to the "Via Aurelia Nord Fotomarket" stop, just a 3-minute walk from the property.
- From Viareggio Station, you can take bus no. 25 to the "Via Maroncelli Don Bosco" stop, just a 6-minute walk from the property.
- If you are traveling by car, there are several free parking spaces around the property (NOT guaranteed). ATTENTION. Please pay attention to cleaning days.
