We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home, so please take good care of it as if it were your own. The property is easily accessible by public transport and car. Easter Road bus stop is only 2 minutes from the door. The nearest tram station, Balfour Street, is just a 7-minutes walk and goes directly to the airport. Edinburgh Airport is a 30-minute drive from the property. Please note there is free parking along St Clair Street. This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat.
You can check in any time between 3pm and 10pm. We also charge £50 for each set of lost keys (security keys may cost more).
For security purposes, replacing the locks may incur an additional cost.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you.
Any associated cost will be charged to you via your security deposit.

The bedroom contains a comfortable queen-size bed with hotel-quality linens to ensure a good night's sleep and multiple storage spaces. The rustic bathroom features a shower, toilet, sink, mirror, complimentary toiletries, and fresh towels. The apartment is always professionally cleaned for your comfort. Enjoy your stay! Note: There is no use of the fireplace, and this is strictly prohibited.
The apartment is strictly not suitable for children or babies.

Such a lovely home and location. Really good transport links to and from the centre. Would definitely recommend this place if you want to stay in Edinburgh but not right in the centre. Would definitely stay here again absolutely loved Edinburgh and having your own place to relax in the evening makes the trip.

Beautiful, well-equipped flat in a good location. We would come here again The proximity to Leith Walk with small cafes, restaurants and tram stop was perfect for us. The flat is well furnished and cosy.
Finding the lockbox in the dark was a bit difficult, especially as there were more than the advertised 2 key safes (4) in the described location

It was nice and not far from the centre. If you like it squeaky clean than this isn't the place for you. But it wasn't dirty by an means. It still was clean enough.
