Near the Côte Viticole wine region, this renovated detached house is situated on a raised ground floor.
It features a large 45 sq m living room with an open-plan fitted kitchen, dining area, and lounge.
There are three bedrooms: two with double beds (140 cm) and one with two single beds (90 cm).
A shower room with a walk-in shower and a separate WC complete the ground floor.
A cot and high chair are available.
An additional ground-floor extension offers two further bedrooms with double beds (140 cm), a shower room, and a separate WC.
A balcony, parking, and enclosed courtyard are located in front of the house.
A large 1500 sq m garden is also available.
A secure garage on the ground floor is available for storing several bicycles.
A pétanque court is also available.
An unheated swimming pool measuring 7m x 3.5m, with a depth ranging from 0.90m to 1.60m, is open from mid-May to October, weather permitting.
Guests have access to the communal tennis court.
The motorway is 1 km away as the crow flies (double glazing).
Near the Etangs d'Or nature reserve: walking trails and fishing area.
Places to visit: Beaune and its Hospices, a UNESCO World Heritage Site.
Numerous festivals and events throughout the year.
Restaurants and wine cellars offering tastings.
