**The Accommodation**
Welcome to our apartment on Avenue de la Californie.
Situated on the fifth floor with an elevator, you'll find all the comforts you need: proximity to tourist attractions, an equipped kitchen, washing machine, balcony, Wi-Fi, and more.
The apartment consists of a bathroom with a shower, separate toilets, an open-plan kitchen leading to the living and dining area with a sofa bed and television, as well as a furnished balcony.
The kitchen is fully equipped with a refrigerator, stovetop, oven, microwave, coffee machine, and kettle. **Guest Access** Bed linen and towels are provided, and you will have access to the entire apartment. **Guest Interaction** The Bnb Groom Services team is delighted to welcome you to Nice.
Keys can be picked up at our agency, Bnb Groom Services.
We can also arrange for keys to be handed over on-site, depending on your arrival time and our availability.

We will be available to advise you before and during your stay, reachable by phone or email, to ensure your vacation goes as smoothly as possible. **The Neighborhood** The apartment is located beachfront, parallel to the famous Promenade des Anglais.
Cross the street, and you're on the beach.
Many shops are nearby (bakery, banks, restaurants, etc.), including a supermarket 400m from the apartment.
Walk along the Promenade des Anglais for 30 minutes, and you'll reach the city center, also close to Vieux-Nice, the historic and lively district of the city, as well as Place Masséna and Avenue Jean Médecin with all its boutiques.
You can also reach all these must-see locations by tram; the Fabron stop is right in front of the apartment. **Getting Around** Access to the accommodation from the airport is possible by tram: take line number 2 in the direction of Port Lympia and get off at the Fabron stop.
The journey takes about 20 minutes, and this stop is located in front of the apartment.
You can also ask us to arrange a private vehicle transfer from the airport to the apartment.
Nice-Ville SNCF train station is 2km away, allowing you to easily visit Antibes, Cannes, Grasse, Monaco, Menton, or even Italy.
You can also come to Nice by car and park in one of the city's many public parking lots.
The Regency parking is 250m away. **IMPORTANT - House Rules:** For security reasons, prior to arrival, online check-in must be completed via our Yaago application, where the booking holder will need to provide their identification.
The accommodation must be returned in a suitable state of use, with respect for the premises, neighbors, and basic rules of cleanliness and hygiene.
Parties and gatherings are not permitted.
Smoking is not allowed inside.
Failure to comply with these instructions may result in a deduction from the security deposit or cancellation of the stay.

A three day stay in beautiful Nice. The location was very close to the beach and scenic walkways. If cooking at "home", all supplies were convenient and the kitchen well equipped. The tram was a few minutes walk. We enjoyed our stay!
