This charming property is close to the Goodwood Racecourse and within walking distance of the vibrant city of Chichester, Chichester Festival Theatre, the renowned Pallant Gallery and the beautiful South Downs National Park. Upon entering this single-storey abode, you will be greeted by a light and airy open-plan space, boasting high vaulted ceilings and carefully curated interiors.
In its high-quality kitchen, you can prepare delightful meals or unbox a local takeaway, to be enjoyed at the dining table for two. The kitchen has all the essentials needed for a self-catered stay, including a Nespresso coffee machine and milk 'frother'. The property benefits from an elegant shower room, featuring a large walk-in shower, basin, heated towel rail, and WC providing a refreshing space to prepare for the day ahead.
You will also find ample storage for personal belongings both in the main studio room and in the shower room. Step outside through the French doors to enjoy a delightful south facing front patio area within the enclosed garden, where you can sit at the table and chairs to enjoy your morning coffee or dine alfresco. The Garden Room, a single-storey studio-style annexe, consists of a king-size bed, kitchen with electric oven, induction hob, fridge with icebox, coffee maker, kettle, toaster, dining seating for two, and a sitting area with a TV. There is a shower room with a walk-in shower, basin, heated towel rail, and WC. WiFi, fuel, power, bed linen, and towels are included in the rent. Outside, there is an enclosed front garden with a table and chairs and off-road parking for two cars behind an electric gate. Sorry, no pets and no smoking. Guests can find a shop in 0.4 miles, and within 1 mile, a pub. All of this and so much more with a stay at the welcoming The Garden Room. Note: There are 2 steps up to access the shower room. Note: No children allowed.

A very enjoyable two-week holiday in this modern, tastefully furnished one room 'cottage', with very comfortable kingsized bed and sofa. Sarah made us very welcome. We enjoyed meals outside on the south-facing patio. A local bus took us in to Chichester in fifteen minutes. There is lots to see in the city itself and the surrounding area.
