This large gated property above the Tiber Valley has extensive grounds, separate entrances and living areas to ensure privacy and comfort for all of your group.
The central villa has four bedrooms and three baths: two baths are en-suite and the third bath is shared by two bedrooms.
Bedrooms can be set up either as large double beds or with two single beds.
A child's crib or cot can be set up in either of the two bedrooms with en-suite bath in the center of villa or in either of the larger bedrooms in Belvedere wing.
The Belvedere wing has three double bedrooms, each with en-suite bath: two with shower and one with tub.
Full kitchens include all appliances, oven, microwave, dishwasher, coffee maker, larger of two kitchens also has separate butler's pantry with large American refrigerator/freezer.
New (2017) 140 square meter ground floor living space has additional cooking and dining facilities for large groups.
Washing machine is in laundry room on ground floor.
Larger living room has table to seat up to twenty guests, two smaller dining rooms, television, play equipment.
Belvedere has expansive panoramic terrace with views over the Tiber Valley, the ancient town center of Deruta and the rolling hills of Umbria with sun loungers, ceramic dining table, umbrella.
Pool area has large solarium, pool house with refrigerator, changing room, shower.

Wifi throughout entire villa as well as in pool area. Please note that in the season when the pool is not open it is possible to rent only the Belvedere wing or only the Villa instead of the entire Villa property.

Un gran bel weekend. Anche se fuori paese ci si arriva facilmente. Le case sono belle, comode, ben arredate. Il dehors è ben concepito. La piscina è grande e ben tenuta. La cucina è ampia. Tutto bello, ci torno volentieri.

Our stay at Villa Santa Maria was incredible. The property was beautiful and everything was clean and well maintained. The are 2 adjacent units, one with 4 bedrooms and another with 3.
