Le principe de compensation :
Le principe est simple. Le propriétaire qui souhaite mettre son bien en location saisonnière doit compenser la perte de ce logement par la transformation en logement d'un autre local non dévolu à l'habitation (bureau, commerce, entrepôt, etc.). Le propriétaire doit apporter la preuve de l’usage autre que l’habitation au 1er janvier 1970. Le local doit être de surface au moins équivalente à celui faisant l’objet d’une location saisonnière et être situé dans la même commune.
La compensation peut se faire de 2 manières :
par la transformation d’un local autre qu'une habitation détenu ou acquis par le propriétaire ;
par l’achat de droits dits de « commercialité » auprès de propriétaires souhaitant affecter à un usage d’habitation des locaux destinés à un autre usage.

The house is located 400m from the beach and enjoys magnificent views of the ocean. Behind the house is a huge 100m2 terrace with a day-long sun exposure.
It is a neo-Basque style house from the 50s, very bright and comfortable, surrounded by a fenced garden which is the ideal house for holidays with family or friends: its 5 large bedrooms and 4 bathrooms water can comfortably accommodate up to 11 people.
A large living-dining room and a modern and equipped kitchen open onto the balcony at the front to enjoy the view of the ocean and onto the large private terrace at the back equipped with a ping-pong table and a garden furniture. There is one bedroom upstairs and 4 bedrooms on the ground floor. The garden is surrounded by hedges with fruit trees.
3-4 cars parking gated area.
Hendaye-Plage is a great holiday destination with a lot of activities (sailing, surfing, diving, skating, hiking, cycling, tennis etc).
In Hendaye-Plage and from the house, you can go anywhere by foot or bike: beach is 6mn walking distance, surf lessons are 10mns away walking distance, sailing club is 8mn away by bike, tennis courts 4mns and petanque turf is 2mn …
The railway station Les Deux Jumeaux to go St Jean de Luz (14mn ride) or other local coastal cities is 8mn walking distance. You can also take the shuttle boat from the marina to go to Spain with a 10mn bike ride ….

We enjoyed our stay, the location is great, close to the beach with a nice view toward the ocean. Most bedrooms are downstairs so some are a bit dark, they each have a bathroom so that good surprise. The furniture and interior is pretty basic but ok for a vacation rental. Outdoor space is nice and y...

La maison est parfaitement situé pour profiter d’Hendaye. L’accueil s’est très bien déroulé, et nous avons passé un très agréable séjour dans cette belle et grande maison.
Nous avons regretté deux choses:
Le jardin n’était pas entretenu
Il manque un barbecue ou une plancha.
