Witney 2.3 miles.
The Paddock is a charming, detached home in the hamlet of New Yatt, Oxfordshire, just a short drive from Witney and the Cotswolds AONB.
With a private, gated driveway and welcoming two well-behaved dogs, this characterful retreat is perfect for large families or groups of friends seeking a serene countryside escape.
Upon entering the property, be delighted by the seamless blend of exposed brick, vaulted ceilings, wooden beams, and unique decor pieces with modern appliances in the kitchen, creating a perfect harmony of historic charm and contemporary convenience.
Cook up a storm in the kitchen, and savour your meal at the spacious dining table, awaiting long dinner party natter and family bonding.
If the weather permits, the enclosed front garden is a haven for relaxation, featuring a well-kept lawn and outdoor furniture where you can enjoy a spot of alfresco dining or simply soak up the tranquil surroundings.
Afterwards, curl up on the plush seating in the sitting room, equipped with a Smart TV to provide the evening’s entertainment, and a warm woodburning stove for those chillier evenings.
The ground floor also features an accessible wet room, thoughtfully designed to accommodate those with limited mobility, ensuring a comfortable bathing experience.
The sleeping arrangements consist of five tastefully-presented bedrooms, ensuring a flexible sleeping arrangement for all. On the ground floor, you will find a twin room, which can be converted into a king-size on request, or one of the beds can also be tucked away to create a single bed if desired.
Upstairs, there are three king-size rooms and a double room.
The property also hosts a sleek ground-floor shower room, as well as a bathroom, offering ample space for everyone to prepare for their day. With a great choice of walks, exploration beckons from this delightful abode; set foot in North Leigh Roman Villa, an archaeological site that uncovers the rich history of this area, or take a short drive to Witney with a cinema, Windrush Leisure Centre, tennis courts and mini golf or take a stroll towards the District Museum to further delve into the heritage of this picturesque town.
The outskirts of Witney houses the Witney Lakes Resort Golf for any guests looking to stay active! Nature enthusiasts can take a visit to Crocodiles of the World, offering hands-on encounters with these prehistoric creatures, or the Cotswold Wild Life Park which is on the doorstep of Burford, the Gateway to the Cotswolds, with its picturesque hill littered with shops, tea rooms and award winning pubs! There is also Burford Garden Centre and Burford Golf Club for any sporty guests.
The neighbouring stretch of Combe Mill invites you to explore the only surviving Victorian working sawmill along the River Evenlode as well as Blenheim Palace, housing the birthplace of Winston Churchill.
Whilst further afield is the Cotswolds, where you can hike along the rolling hills, enjoy quaint tea rooms and traditional pubs, and visit historic manor houses and gardens.
Heading further out you can expect to find wonders such as Chipping Norton and the famous Diddly Squat Farm, Bampton which will be well known to any Downton Abbey fans and finally Daylesford Organic Farm Shop.
For any handy transport links, both Hanborough Station and Charlbury Station have direct lines to Oxford, Paddington and Worcester.
The Paddock is your idyllic base to unwind after a day of discovery.

The house was lovely. Clean and spacious with a well equipped kitchen. It’s very open plan, so any noise in the main living area echoes around a bit. Not a problem for us as we all went to bed and got up at the same time, but might be an issue if there are children in the group.

I rate a place by not always what went well but when things don't and how quickly they are dealt with. We had an issue with the heating, once reported it was dealt with and fixed within a couple of hours, now that is what I call service. Thank you.
