## Space


Spread over two levels, the villa features a beautiful living room with open-plan fitted kitchen opening onto a first terrace where you'll have a barbecue at your disposal. There are 3 bedrooms, each with its own bathroom: the master bedroom on the ground floor opens onto a lovely veranda. The second bedroom on the lower floor opens onto a private terrace. The third and last bedroom is independent and has its own access. Please note that this 3rd room does not have air conditioning.

Outside, you can enjoy the private swimming pool and its lovely terrace.


The villa is located in a secure estate with a beautiful swimming pool, a children's pool, a park, a tennis court, a volleyball court and a pétanque court, all accessible on foot by stairs 5 minutes from the villa. You'll have everything you need for an enjoyable vacation with family and friends.

You'll have private access to the entire villa and its private pool.

The large swimming pool and tennis court are shared by all estate residents.

## Neighborhood


1.5 km from the beach, 1 km from leisure parks, 200 meters from the Fernand Léger museum and 1km from the famous Biot glassworks, the villa is ideally located.

For tennis fans, the villa is just 10 minutes from the famous Mouratoglou tennis academy.

Ideally located between Nice and Cannes, you can easily discover the region, the coast and the hinterland.


## Transit


The Biot train station is easy to get to on foot or by bus, and provides access to the entire coastline from Ventimiglia (Italy) to Cannes.

A bus network with stops close to the villa provides easy access to surrounding towns and villages (Biot, Antibes, Juan les Pins, Valbonne, etc.).


## Notes


A deposit of €2,000 is required (especially for the jacuzzi). This will be paid by bank transfer. We use the secure Swikly online service, which allows you to deposit your deposit online without any debit or impact on your bank limit.
