Cozy and modern 85 sqm apartment, able to accommodate up to 4 people, located on the ground floor of a period building in excellent condition (a few steps to access it). The property is located in the quiet Gavinana district, in the southern Florence area, full of services and just 10 minutes (by car, bike or bus) from the wonders of the historic centre.
The accommodation consists of a kitchen, a living room, two bedrooms, a bathroom and a private garden.

The inside is organized as follows:
- LIVING ROOM with sofa, TV and access to the garden;
- KITCHEN with gas hob (5 burners), fridge, freezer, coffee machine, moka coffee maker, dishwasher, kettle, oven, microwave oven, toaster, wine glasses, kitchenware, dining table and access to the garden;
- BEDROOM I with double bed, cot, chest of drawers and clothes stand;
- BEDROOM II with double bed, small desk and wardrobe;
- BATHROOM with bathtub, shower box, sink, bidet and toilet;
- PRIVATE GARDEN with outdoor table and chairs.
FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, air conditioning (split in the living room and in the two bedrooms), independent heating, washing machine (in the bathroom), insect screens (in the living room), iron and ironing board, drying rack, changing table and hairdryer.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

The apartment is located in the south Florence area, in the Gavinana district, a quiet area, but at the same time full of services (bars, supermarkets, restaurants).
The area is well served by public transport, so it is possible to easily reach the center by bus, but also by bicycle or with a pleasant walk.
Once you reach the center, it will be possible to move comfortably on foot between the various attractions of the city. The check-in with Paolo was so simple. The apartment is spacious and very clean and quiet. The little garden outside is great to have your breakfast. It is a long walk to the sites, but there is a bus near the apartment which takes you to the center. Would recommend and stay again.
