· Perfect house for a large family holiday or for several families wanting to enjoy their vacation together.

· The house is located in the residential area of Sant Genís de Palafolls, close to the beaches of the Costa Brava (Blanes, Lloret, Tossa de Mar) and the Costa de Barcelona (Malgrat de Mar, Santa Susanna, Calella).

· The property has a 1,300m² garden with a large 10m x 5m saltwater pool, free of chlorine, maintained all year round. Sun loungers for sunbathing and relaxing.

The garden maintenance person lives in an annex on the same property.

· Next to the pool, there is a kitchen and a large 80m² dining area for everyone to eat together outdoors.

· The property has a charcoal barbecue for cooking delicious grilled meats.

· There is a bathroom with a shower next to the pool.

· Casa Genis is divided into three large, independent apartments.

· Access to the 3 apartments is via the external staircase (see photo).

Two apartments are located on the first floor, and one apartment is located on the second floor.


· The first apartment has a capacity for 8 people.

Its layout is as follows:

. Living-dining room with TV and a 60m² terrace with sea and mountain views.

· The second and third apartments each have a capacity of 6 people.

. Spacious living-dining room with TV.

. Simple kitchen with appliances.

. 1 full bathroom in each apartment.

· Free Wi-Fi internet.


· The house does not have heating or air conditioning. It is equipped with duvets and fans.


· A car is necessary as the house is located in an urbanization and there is no public transport.


· There is free outdoor parking inside the property and on the street in front of the property.


· The house is located near the C-32 highway and is well-connected by road. Only 45 minutes from the city of Barcelona by car and 30 minutes from Girona by car.

· Only 20 minutes by car from the beaches of Blanes and Malgrat de Mar.

· Within a 10-minute drive, there are shops, designer outlet stores, restaurants, and supermarkets in the town of Palafolls.

· The 2 nearest airports to the house are Girona-Costa Brava Airport (30 minutes by car) and Barcelona-El Prat Airport (1 hour by car).


. The use of the barbecue may be limited or prohibited according to municipal ordinances, especially during the summer months, due to fire risk.

. Guests must respect the property rules and, in particular, avoid making noise at night to not disturb the neighbors.


Persons on the property:

· The apartment is rented entirely for the exclusive use of the guests.

· The maximum capacity of the property is the number of people indicated in the property details, including adults and children.

· The property can only accommodate the number of people booked and there cannot be more people staying/visiting at the same time.



CHECK-IN
· The minimum age for booking and check-in is 18 years.
· It is mandatory for all guests to present a legal official identification document (ID card or passport) at check-in. Other documents will not be accepted.


. Key collection takes place at our office between 4:00 PM and 7:00 PM.

. Option for key delivery at the accommodation with an extra cost of 20 euros, payable upon delivery. This service must be requested in advance.

*Please note that there may be a delay in key delivery at the accommodation due to reasons beyond Vivalidays' control.


. Option to pick up keys from a secure key box in Pineda de Mar free of charge. This service must be requested in advance and will be confirmed based on availability.


Late Arrivals
· Option for late arrival between 7:00 PM and 9:00 PM: Price €50 per booking (payment upon arrival)

· Option for late arrival between 9:00 PM and 12:00 AM: Price €100 per booking (payment upon arrival)

· Option for check-in outside of office hours with a secure key box at the office free of charge.


- No refunds or compensation will be given under any circumstances. Any issues must be reported immediately for prompt management.


· Failure to show up on check-in day will result in no refund of the booking.


· Mandatory tourist tax payment: Price €1 per night/person aged 16+ and a maximum of 7 nights.


. Security deposit of €700. This will be blocked on a bank card at the time of key collection.

If paying in cash, you must provide an IBAN number for bank transfer refund.



Cleaning
. The accommodation must be left tidy, with dishes cleaned and rubbish deposited in the street bins before check-out. Otherwise, a €100 fee will be charged from the security deposit.


Keys
· Loss of property keys: Price €100 per booking, payable upon delivery of the new set of keys.

· Keys forgotten inside the property or in the lock of the main door, requiring a locksmith: Price according to locksmith rates, to be paid on-site by the technician.



Rules
· Guests agree to respect the property rules and, especially, not to make noise at night between 10:00 PM and 8:00 AM.



· No parties or celebrations are allowed on the property.

If any complaints are received from neighbors or the police are called, the deposit will not be refunded, and the tenant must leave the accommodation immediately.


· Pets are allowed. The cost is €6/day/pet. For bookings longer than 7 nights, the maximum cost per pet will be €42/booking.


IMPORTANT
In properties where pets are allowed, their owners must ensure they pick up their waste and clean up any urine. Otherwise, an extra cleaning fee of €100 will be deducted from the security deposit.


· Smoking is prohibited in this accommodation.


. Lighting candles or any other items that could cause a fire in the dwelling is prohibited.


. Beach towels are not provided.
